For those of you just starting out, or just wondering whether to start out, here’s a little bit of inspiration for you!

In the 5.5 years since we got educated we have:

- Spent £8,929,000 on property purchases
- And £2,582,906 on renovations
- Raised over £5 million in private investor finance to purchase and renovate those properties (as we started with £0 in the bank)
- And created a portfolio of fabulous holiday homes (Serviced Accommodation) worth over £18 million
- With net equity of £7,294,172

We chose a model (Serviced Accommodation), we niched our model, we made it our own! We then rinsed and repeated.

This coming year we are continuing with that model as we’re about to start renovations on The Burgoyne Hotel, and we’re already a significant way through with The Secret Garden renovations. And with a new JV purchase due to complete in Q1, we are set to follow the same trajectory of success!

In 2023 we were also very honoured to become official partners of Marriott International Hotels, and to be selected by Tatler Magazine as one of their few hand picked Luxury Travel brands.

And why am I telling you all of this? Because this is exactly what I would like to see if we were starting out now. That it works, and that it’s possible for you, even if you have £0 in the bank and no experience.

I was a private investigator before Progressive. My husband had been a postman for 23 years and then drove a tipper truck.

I knew I wanted to be the best in Serviced Accommodation so had to sign up. When I signed up for the course I was in a total panic and had no idea how I would pay for it!

I loved the positive energy and great advice given by so many knowledgeable people already doing SA and that had come from hard backgrounds. The course gave me massive confidence to go and get my 1st R2SA plus the background knowledge to take on managed properties.

Because I got myself even more into debt when signing up, this was a massive incentive to go full on into getting more properties and building my income. The knowledge, support and guidance from the trainers has definitely helped my mindset to push ahead even when it got really hard.

Before attending the course I was at an all time low. Recently divorced, with my equestrian business of nearly 20 years failing, I was in a lot of debt and felt completely lost. I was working 24 hours a day, 7 days per week, with little money, I had to borrow money from family and credit cards to keep afloat and was struggling. I needed more income, something that would give me money for my future, stability and pension as well as more free time.

Channel managers were one of the biggest challenges for me. I went through 4 to get to the one I now have and remember being sat on the floor crying many times trying to get them to work! COVID also hit just 4 months after I had started my business and I honestly thought I would be bankrupt at the end of April 2020.

I’ve survived near bankruptcy, divorce and COVID to be earning more than I ever have in my life, and all in less than 18 months. I’m now at a completely different place. I have never earned so much money in my life, don’t get me wrong this has not been an easy journey but you just have to keep going no matter how hard, and it does work!!

When my son and I joined Kevin Poneskis’ Serviced Accommodation course, we had no money and little previous knowledge of the property market.

We put absolutely everything into our Serviced Accommodation business through some of the toughest years of our lives fighting on the front line of 3 house moves and 2 prior business failures. Despite the incredible pressure and countless nights working on the sofa together until 2am, we feel an immense gratitude to find ourselves out the other end and on the up.

In light of our company's 2nd birthday last week, I would like to share some stats about our progress since we started our business​ in July 2021.

So here are some stats on our business performance from a standing start in 24 months.

We operate across Kent on a Rent to Serviced Accommodation strategy:

- 2,498 nights sold at a 63.5% direct booking to our website rate
- 235 different groups of guests welcomed
- Just over £300,000 turnover in 24 months
- £3.5m property assets under management
- Around 95 trips completed to the range
- 46 flat pack beds built
- 42 trips to the dump
- £5,355 spent at local charity shops supporting in Kent

We had targeted a turnover of £250,000 in two years and we’ve beaten it by £50K, we are also doubling in size every six months.

The most important lesson we have learnt after coming through some of the darkest toughest years in our lives is do not ever look back into your past and subsequently overthink.

Make your dreams into your goals and set clear targets. Our next target is not a dream, it's to have £50,000 a month in profit within another 24 months. That would be a large and sizable growth for us but of course it can be done.

What’s the worst that can happen? I’ll tell you what the worst thing that can happen is - you go back to where you started. Probably where you are right now. Where you don’t want to be.

It’s time to stop thinking, wanting, wishing, pretending, procrastinating, hoping and putting it all off until tomorrow - just say yes to everything you said no to before and start right away.

A big shout out to Kevin Poneskis and Caroline Benson. It's been almost 18 months since I did the training and mentorship and I must say it was one of the best decisions - never looked back. We now operate 16 x Rent-to-Serviced-Accommodation units of our own in Birmingham and actively source and manage on behalf of other investors. With average monthly bookings in excess of £40k, our average occupancy is around 75% - 80% (mainly long term guests).

Our mid term goals are:
Add 1x unit a month for ourselves on R2SA basis
Source and manage 5x R2SA's a month for our investors
Source 1x Buy To SA a month for our investors
Continue to look for a block of flats for apart hotel (so far we haven’t had any luck and 3x deals have fallen through)

In less than 2 years, we are expecting a combined annual revenue in excess of £750k for year end.

Nothing would have happened without the help and continuous support of these two amazing people and the team at PP.
